The Journey Begins
Bejan's first foray in property investment occurred in the 1980s whilst he was studying a post-doctorate fellowship in Edinburgh. He subsequently moved to London and focused on creating a residential investment portfolio in the regeneration of Southbank/Bankside commencing mid-1990s. As the business expanded, he soon transferred the daily management of the portfolio to a professional management team whilst he focused on his investment banking career.
Josh and Zach set up Hood & Co. and began procuring real estate investment opportunities. Initially, they brokered finance for developers by structuring investments for investors in the form of equity or debt. Simultaneously to their work with Hood & Co., Josh and Zach began private developments in South-East Kent, an area they have lived in for the past 26 years.
Following his return from Dubai to London in 2015, Bejan established Funding Partners, a private equity-led syndicate investment platform supporting real estate development in Greater London.
Meeting of Minds
Bejan, Josh and Zach met for lunch in the London Bridge Hotel, and whilst exchanging ideas on values and a keen desire to help meet investor requirements in performance, ethics and governance, decided to launch a joint venture between their respective companies Funding Partners and Hood & Co.
Procurement through a trusted network, the Joint Venture launches its first land regeneration project in Tovil, Maidstone, Kent; a project encompassing a successful planning application for 13 houses.
The Joint Venture secures an off-market site with planning permission for a new build development of 10 sea-view apartments in Hythe, Kent.
Roma Capital Founded
Whilst on a trip to Berlin, Bejan, Josh and Zach decide to join forces following a successful period of closelyworking together in their joint ventures. The new company name Roma is derived from the first two letters of the founders’ surnames – Roohi and Maasbach.
Expansion in Kent
Whitfield Park – Expansion in Kent and inaugural project under Roma Capital. The project leverages from local knowledge and providing our investors with the opportunity to take part in the implementation of the Whitfield Urban Expansion Plan through a scheme of 14 detached units.
Prime Land Acquisition in Hythe, Kent
Coast Line View – Roma Capital acquire a plot of 0.95 acre, currently occupied by a large single dwelling with extensive gardens and beautiful sea views. The site has a lapsed planning consent for an apartment block of 13 units. This project encompasses a new planning application for permission to demolish the existing building and build a block of 9 high specification apartments.
Two Site Acquisitions in Folkestone, Kent
Roma Capital acquire land with planning permission to construct 9 new homes and acquire a parcel of unconsented land which they have now secured planning permission on to build a block of 8 apartments.
Roma Homes Launched
Roma Homes is launched as a subsidiary to Roma Capital Group responsible for managing the design, construction and marketing of the Group’s developments. Roma Homes has a bespoke website, which has been tailored to satisfy the information requirements of our developments property buyers.
Four PRS Sites Acquired in Folkestone, Kent
September – December 2018
Four unconsented sites in the Folkestone town centre were acquired with the strategy of securing planning permission to build and retain 18 residential apartments.
Senior Project Manager Appointed
Tim Wells is appointed as Senior Project Manager for Roma Homes. Tim is a qualified Quantity Surveyor with over 30 years’ experience in the construction industry.
